    Detailed project description

     The project of a two-story house with an area of 235 sq.m. is designed taking into account the needs of a modern family. The open layout of the first floor combines a living room, kitchen and dining area, which creates an ideal space for family gatherings and receiving guests. Panoramic stained glass windows provide natural light and a harmonious connection of the interior space with the outdoor terrace. The second floor has four bedrooms, including one Master Bedroom with its own bathroom and wardrobe. The architecture of the project ideally fits both the suburban type of settlement of Tbilisi and the natural landscape of different regions of Georgia (for example, Kakheti or Batumi).

    Why is complete construction documentation necessary?

    Complete engineering and construction documentation is necessary for safety:

    • Structural Drawings (SDR): This is the “skeleton” of your home. Without these drawings, it is impossible to guarantee the safety and durability of the building. The structural engineer accurately calculates the type of foundation, the parameters of columns, beams and roof slabs, taking into account Georgian construction codes and seismic resistance. 

    • Engineering network projects (water supply, heating, electricity): a properly planned water supply system, efficient heating, and safe electrical wiring. This documentation is essential for the correct conduct of repairs.

    Construction process in Georgia: from design to handover

    The construction process is divided into several main stages.

    1. Obtaining a building permit: The complete project is submitted to the local municipality's architectural department.

    2. Foundation construction: Construction begins with earthworks and pouring the foundation.

    3. Frame construction: Load-bearing walls, columns, and interfloor overlapping are being constructed.

    4. Roofing and facade work: The house is covered with a roof and the facade cladding is completed.

    5. Internal renovation works: removal of partitions, installation of communications, plastering, painting and final cosmetic repairs are underway.

    6. Commissioning: The completed building is handed over to the relevant services.
